About Company / Opportunity: We are a reputable, fast-growing owner/developer with our hands in a few different niches, including climate-controlled self storage projects across the Southwest.
We are looking for a Construction Superintendent to oversee the ground-up construction of self-storage facilities. This role requires a skilled professional to manage and lead on-site activities for 12-14 month projects, ensuring that each facility is built on time, within budget, and according to quality and safety standards. We have plenty of ongoing work for the right superintendent.
Responsibilities:
- Oversee all on-site construction activities for new self-storage facilities, from excavation through final construction.
- Supervise subcontractors and ensure quality control, adherence to safety protocols, and compliance with building codes.
- Coordinate daily operations, including project scheduling, material procurement, and crew management.
- Ensure that the project stays on track, making adjustments as needed to meet timelines and budgets.
- Conduct regular site inspections and meetings to monitor progress and resolve any issues.
- Communicate regularly with the Project Manager to report on milestones, delays, or problems.
- Review and manage safety programs, ensuring a safe work environment for all employees and subcontractors.
- Maintain accurate project documentation, including daily logs, progress reports, safety inspections, and quality control checklists.
- Provide leadership and support to the project team and subcontractors, promoting teamwork and productivity.
Must-Have Skills:
- 5+ years of experience as a Construction Superintendent, specifically with ground-up commercial construction projects.
- Proven experience in managing self-storage facility construction (or similar large-scale commercial projects).
- Strong knowledge of construction processes, building codes, and safety standards.
- Demonstrated ability to manage multiple subcontractors and coordinate complex construction schedules.
- Excellent problem-solving and conflict resolution skills.
- Strong communication skills, both written and verbal, with the ability to interact with all stakeholders (project managers, architects, subcontractors).
- OSHA certification and other relevant safety certifications.
- Ability to use construction management software and tools for tracking and reporting.
Nice to Have Skills:
- Experience with self-storage design and construction specifics (e.g., understanding of security systems, site layouts, and materials unique to self-storage facilities).
- Familiarity with LEED or other green building certifications.
- Experience managing projects from the ground up for other commercial sectors (e.g., retail, industrial, etc.).
- Knowledge of cost control and budget management.
- Familiarity with project scheduling software (e.g., Procore, Buildertrend).
- Bilingual (Spanish/English) communication skills are a plus.
